How to Find a Building Block that Suits You
The three most important points to consider are your lifestyle, site services and the size of the block you are after when looking for land.
Are you mad keen on nightlife or do you prefer more tranquil pastimes? Do you want a quarter-acre block or are you happier in a cosy space? There are many things to take into account when you decide on the area you'd like to live in.
Lifestyle
Your lifestyle and your budget will determine the location of the land you buy. Obviously, you want your home to be close to things that are important to you. Check if amenities such as schools, shops, entertainment and parks are near by. How about public transport and hospitals?
Less essential lifestyle wants may need to be sacrificed due to budget requirements. Living close to the beach or in an area with fantastic views appeals to many people and that's why these areas are so expensive. Figure out what you can sacrifice.
Also, consider the area in the long term. What will it be like in 10 years? It may suit your children now, but will that still be true when they are teenagers? Are there plans to add amenities that will improve your quality of life? Is the land likely to gain in value?
Services
Your property may not have access to essential services such as water, gas, electricity, phones and sewerage if it is in an undeveloped or outlying area. It will cost you a substantial amount to get these services extended to your home. A septic tank or a water tank may even be necessary, though hopefully you'll be close enough to civilisation to avoid using an electricity generator.
If you are interested in broadband internet access or pay TV, be aware that these are often not provided outside of metropolitan areas. However, this will probably change in the near future as demand increases and technology improves.
Size
Are the blocks of land in the area or estate large enough? The land portion of many house and land packages is small make sure you have room to grow, especially if you have a family.
